Now that we’ve entered the new year, you may be thinking of starting fresh in a new home, which would require you to sell your current one.
Putting your property on the market can be an exciting prospect, but it will need to attract serious potential buyers in order to sell quickly and for the best possible price.
To help you attract as many would-be buyers as possible, here at Key Property Consultants, we have compiled some top tips on how to get more viewings for your property.
Instruct the right estate agent
An important first step is appointing the right agent that is part of the community and knows the area well. A good agent should contact you regularly and provide feedback on viewings and any progress being made.
If results come up dry, you will need to speak with your agent to see what else they could do to market your property effectively.
However, if you find that your agent isn’t suitable for your sale, it’s worth looking for alternative representation instead.
Use high-quality photos
As most prospective buyers typically begin their property search online, your listing will need to have eye-catching and compelling photos.
When it comes to images, there will always be one or two which attract the most attention and show your home in its best light – these should always be displayed first on your listing.
While it’s hard to be objective about your own home, your agent can help to ensure that it looks as appealing as possible. If your property has been on the market for a while, have a look at the listing and see if you need to freshen up the images or take some new ones.
Consider premium listings
Property portals like Rightmove, Zoopla and OnTheMarket offer paid-for added extras to help a property listing stand out from the rest. This means your property is more likely to attract a buyer’s eye, giving you a better chance of receiving enquiries, translating into viewings and offers.
A premium listing is usually identified by a symbol or different coloured background, more photos and added information. Meanwhile, a featured listing takes the form of an advert and will appear at the top of a search results page.
As these can increase interest in your property, you may want to consider going down this route.
Set a realistic asking price
This doesn’t necessarily mean raising or reducing the price you want to achieve for your home. In fact, it’s how you present the price that can change the perception of the prospective buyer.
For example, showing that you’re open to negotiating by stating ‘offers in excess of £380,000’ instead of setting the price at a firm £390,000.
Of course, your chosen agent will take current trends and conditions of the local market into account to help you set a fair and realistic asking price for your home. By pitching it correctly, you can boost the chances of offers being made.
Luckily, with the start of the year being an extremely popular time for people to kickstart their property search, you can attract more serious buyers and improve your chances of achieving your highest sales price.
